I have a 2 bed ground floor maisonette in Sydenham (SE26 4DR if you want to Google it). There's garden for sole use and only one floor above.

It's on a small estate of 4 low rise blocks and it's a very nice area. It's close to all ameneties; schools, parks, supermarket, shops, train stations and buses.

I'm about to re-decorate my kitchen but decor is decent throughout the flat. Both bedrooms are double sized, I just need extra space as my kids are 14 and 9 so my eldest now needs his own space otherwise I'd stay put.

I really need a 3 bed house or maisonette but will consider other type properties. Any potential 2 beds must be on the ground floor with garden for it to be worth my while.

Looking to stay fairly near because of my kids' schools so ideally would like Sydenham, Forest Hill, Crystal Palace, South Norwood, Penge, Anerley type areas.

Willing to be involved in multi-swaps also.
